1. Inaugural Blog Post! Who We Are

In this inaugural blog post, I wanted to write a bit about the business of Precision Terrain and provide context to local land owners in the RDU area that we may work with. We really are a locally owned small business! Moving forward, I plan to write a monthly blog post on various topics relevant to LAND. These posts will not just be AI slop and are intended to be helpful for those interested in buying, selling, and understanding land. Below are some topics that we hope to cover in 2026:

So… who are we? First, check out our About Us section of the website on the next page over to get an idea. My name is Beau Mackie and I am a resident in Clayton, NC that buys and sells land in the area. I am a licensed civil engineer that currently works as a consultant doing design and construction work with local municipalities. I graduated from Virginia Tech in 2014, and have worked for several consultants since that time in both Virginia and North Carolina. (LinkedIn will tell this story better) I’ve been in the RDU area since 2017 and have been increasingly interested in real estate and more specifically land in the last several years. My work as a civil engineer has given me experience with understanding local regulations and processes for Counties/Towns/Cities in the area, as well what makes land valuable.

The business of Precision Terrain is not to target vacant land for constructing major developments or to “Pave Paradise and Put Up a Parking Lot“. If you’ve received a letter, text, or other marketing from Precision Terrain and are looking to understand what we do, you’ve come to the right place! I strongly prefer transparency in business, and our model is simple. We buy raw vacant land (typically off-market), make improvements to the land, and sell it to end buyers locally (typically on-market). We focus on rural, residential land with a minimum lot size of 1.0 acre within approximately 30 – 60 minutes of major metros. The improvements Precision Terrain makes to land can include a variety of things including paper improvements (i.e. soil evaluations, septic/well permits, development of plans for home construction etc.) to physical improvements (i.e. clearing, well drilling, septic system installation, driveway installation etc.). Part of the purpose of this blog is to provide context on those items because it will be different for every property!
